TOWN OF SANTA CLARA PLANNING BOARD

December 19, 2016

PRESENT: Board Members: Mike Ritchie, Beth Hall, Scottie Adams and John LaHart (via speakerphone) and Code Enforcement Officer, Ed Lagree.

ABSENT: Bill Young

This meeting was called specifically to discuss and provide an opinion to the Variance Board on the project described below, before the public hearing on December 20, 2016, 7 PM.

APPLICANT: Stephen and Andrea Maikowski

PARCEL ID: 474.-1-13

LOCATION: 722 Bartlett Carry Rd, Upper Saranac Lake

The variance application of Stephen and Andrea Maikowski seeks to construct a small addition of 254.38 Sq. ft. at the back of the existing cabin. The original cabin was built in 1974 and is situated 31 feet from the Upper Saranac Lake shoreline. This addition would require a variance in the setback from the lake from 75 ft. to 35 ft.

The application is complete and contains maps showing the lot location and the location of current and proposed structures. Supplemental information is provided describing the current structure, the new construction and the justification for the variance. Drawings are provided showing the exterior and a detailed floor plan of the proposed new structure. The CEO provided the information that a new 100 gallon septic tank has been installed in the last year.

After a discussion on this project, Beth Hall moved and Mike Ritchie seconded a motion that the Planning Board recommend to the Variance Board that the variance be granted. All were in favor. The motion was approved unanimously. The Maikowskis are to be commended on the completeness and thoroughness of their application.

Scottie will provide Planning Board minutes to the Planning Board members by email for final approval before submitting to the Variance Board Chair and Secretary.

Meeting was adjourned at 2:21 PM.
