A public hearing before the Variance Board of the Town of Santa Clara, County of
Franklin, State of New York was held on Tuesday, March 20, 2017, 7:00 PM at the
Santa Clara Town Hall, Route 30, Saranac Inn, New York, to consider the
Application of Gregory and Geraldine Bebernitz would require a variance because
the property has approximately 99 feet of shoreline. A minimum of 200 feet of
shoreline frontage is required, in the R-1 District. A variance of 99 feet (50%)
from the shoreline frontage requirement is a necessary requirement in order to
build a boathouse at your property. They wish to construct a Boathouse 448 sf
and a dock 406 sf for a total of 854 sf. The proposed boathouse and dock do not
need a variance. This variance would be on the applicant's property at 799
Bartlett Carry Road, Saranac Lake, NY 12983, Town of Santa Clara, Franklin
County, New York, Tax Map 165200 463.-3-47.
The proposed variance is:
1. A variance from the minimum of 200 feet of shoreline frontage to 99 feet
of shoreline frontage.
The Variance Committee Members having taken into consideration the benefit to the
applicant, as weighed against the detriment to the health, safety and welfare of the
neighborhood or community and having considered the five factors has DENIED the
variance requested by Gregory and Geraldine Bebernitz.>
