A public hearing before the Variance Board of the Town of Santa Clara, County of Franklin, State of New York was held on Tuesday, July 24, 2017, 7:00 PM at the Santa Clara Town Hall, Route 30, Saranac Inn, New York, to consider the following application.
Application of Krystyna Houser, Summer Vibes, LLC would require a variance from the side line-edge of the water. The distance change requested would be from 75 feet to 55.4 feet for the construction to extend an existing front porch to connect to a new deck to use as an outdoor dining/social area off of the kitchen of the primary residence (Main Lodge). The building is at an angle to the edge of the water. The point of the existing front porch that is closest to the water edge is 53.4'. The point of the proposed new deck that is closest to the water edge is 55.4'. (no increase to the existing non-compliant condition). This variance would be on the applicant's property at 3 Dunlap Rd, Saranac Lake, NY 12983, Town of Santa Clara, Franklin County, New York Tax Map 454-1-1.
The proposed variance is:
1. A variance from the side line-edge of the water from 75 feet to 55.4 feet for the construction to extend an existing front porch.
The Variance Committee Members having taken into consideration the benefit to the applicant, as weighed against the detriment to the health, safety and welfare of the neighborhood or community and having considered the five factors has decided to GRANT the variance.
The decision does not preclude on our part any APA or other authoritative approval. It is the responsibility of the applicants or owners to contact other state, county and/or local agencies to secure any necessary permits.
