A public hearing before the Variance Board of the Town of Santa Clara, County of Franklin, State of New York was held on Tuesday, October 18, 2016, 7:00 PM at the Santa Clara Town Hall, Route 30, Saranac Inn, New York, to consider the following application.
The application of Thomas and Nicole McGowan for an area variance that would be needed for its proposed single family dwelling. The McGowan property is located at 180 Beaverwood Road, Saranac Lake, NY; Town of Santa Clara, Franklin County, New York. Property description Tax Map Number: 463-1-1.2 Lots 1, 2, 3 & 4.
The McGowan variance application seeks the following area variance:
1. A variance for the replacement of an existing single family residence and a guest house with a new single building single family dwelling which would need a structure setback from the water from 75ft to 35ft 2in. a variance of 39ft 10in.
The closest point of the existing structure is the corner of the existing deck stair at 30ft 5in.
The Variance Committee Members having taken into consideration the benefit to the applicant, as weighed against the detriment to the health, safety and welfare of the neighborhood or community and having considered the five factors has decided to GRANT the variance requested by Thomas and Nicole McGowan

approval. It is the responsibility of the applicants or owners to contact other
state, county and/or local agencies to secure any necessary permits.
