Further notice is hereby given that the Santa Clara Town Board will hold a public hearing on said Preliminary Budget at 6:10 P.M. on Thursday, October 17, 2024 at the Santa Clara Town Hall, Saranac Inn, New York. At such hearing any person may be heard concerning the Preliminary Budget as compiled, or any item or items contained therein. Public Hearing Variance Application

PUBLIC HEARING NOTICE   
VARIANCE BOARD 
TOWN OF SANTA CLARA 
The Variance Board of the Town of Santa Clara, County of Franklin, State of New York, will 
hold a Public Hearing on Wednesday, October 16th at 6:00 PM at the Santa Clara Town Hall, 
Route 30, Saranac Inn, New York, to hear comments on the following application:  
Application of Innisfree Associates, LLC would require a variance for the replacement of 
an existing non-conforming sleeping cabin with a new structure.  
This variance would be on the applicants’ property at 121 Frog Lane, Saranac Lake, NY 
12983, Town of Santa Clara, Franklin County, New York, Tax Map 442-2-3. 
The proposed variance is: 
The replacement of a non-conforming sleeping cabin requires a variance. Section 8.11 of 
the Town of Santa Clara Land Use Code does not allow the increase in size of a non
conforming structure. The structure is non-conforming due to its location within the 75 
ft. setback from the water. The proposed structure would have a rearward 35 ft increase 
in the non-conforming footprint.  The dimensions of the cabin would be Length of 42.5 
ft., Width of 32.75 ft., and Height of 18.5 ft.  The applicants also wish to replace a 
non-code compliant septic system with a code compliant septic system.  
The variance application of Innisfree Associates is available for public review and 
inspection at the office of the Santa Clara Town Clerk, Santa Clara Town Hall, 5367 State 
Route 30, Saranac Inn, NY, during the Clerk’s business hours. Contact the Clerk at 518

Hearing. Comments may also be submitted in writing, either at the Public Hearing or via
